Solar Power in Germany

We recently completed another major photovoltaic installation, in partnership with one of our occupiers, Takko Fashion, and energy firm, Juwi Solar.

Some 8,554 photovoltaic panels were installed across 20,400 sq m of roof space, at our Winsen Benzstrasse Logistics Centre in Hamburg, Germany. These will generate around 640,000 kWh each year, enough to run 180 average homes, saving 437 tonnes of carbon emissions.

This follows the success of our previous installation with Juwi Solar, at Neckermann in Frankfurt, where 7,000 sq m of photovoltaic panels were installed in 2009. These now generate 150,000 kWh each year, providing us with rental income and occupier Neckermann with access to clean power at preferential rates.

Moving forward with photovoltaic installations opens the potential for new revenue streams for us and energy-cost savings for our customers.


Solar Power in Belgium

We recently installed more than 4,300 photovoltaic roof panels at two of our logistics estates in Belgium, in partnership with joint venture partner, KBC.

These new photovoltaic installations at Rumst and Bornem will generate around 829,000 kWh each year, enough to run 230 average homes, saving 5,800 tonnes of carbon emissions. The response from occupiers has been positive.

SEGRO supports local entrepreneurs in Bristol

Martial arts entrepreneurs, Luca Crivelli and Alfy Chapman, will be moving up a class as they switch operations to a £250,000 warehouse unit after winning the SEGRO-sponsored Bristol Evening Post Entrepreneur competition.

The two business partners, who are cousins, have been running MMA Apparel for two years from the back rooms of their homes. Luca Crivelli said winning the use of the warehouse at SEGRO’s Ashton Vale Trading Estate for a year would now give their business the kick it needed to move into the big time.

He commented: “This is a fantastic prize and it will really push us on to the next level. Having free use of a purpose-built warehouse in one of central Bristol’s busiest commercial parks will enable us to concentrate all our efforts on building the business rather than juggling stock levels between our various units.

“Anybody who has a small business and is trying to operate from a back room or garage will know how hard it is to juggle your stock to meet orders efficiently. The warehouse gives us the elbow room to really show what we have on offer.”

MMA Apparel will switch operations to a 4,736 sq ft (440 sq m) warehouse unit on the Ashton Vale Trading Estate in Bristol.

With turnover expected to hit £750,000, the cousins were fast outgrowing their network of small shops and storage units in Bristol. And with main High Street retailer Sports Direct agreeing to trial their martial arts gear as part of their online operation, the future looks bright for the Bristol-based business.

Luca explained: “Sports Direct will be trialling our brands through their websites as they believe cage fighting and kick boxing are fast becoming more popular than boxing.”

The cousins will now transfer all their stock to the warehouse allowing the whole company to operate under one roof for the first time. They are hoping to be able to add receptionist, stockist and possibly sales staff later in the summer as business picks up.

“The new warehouse will enable us to run a far more streamlined operation with orders being processed far more smoothly. It will free us up to concentrate on building the business and increasing turnover rather than chasing around Bristol trying to collect and deliver stock.

“We are really grateful to both SEGRO and the Bristol Evening Post for giving us this knockout prize. It’s our chance to turn a backroom business into a major player on the UK martial arts scene.”

National Awards Highlight Top Local Partners

Registered local charity, Berkshire East & South Bucks Women’s Aid, and SEGRO are celebrating after scooping the top accolade at the prestigious Institute of Fundraising National Awards.

The successful duo triumphed over more than 280 submissions to be named best Small Charity Business Partnership. The award recognised that SEGRO has donated much-needed office space and professional support to Berkshire East & South Bucks Women’s Aid, enabling the charity to develop its award-winning Independent Domestic Violence Advocacy service which supports high-risk victims of domestic abuse. With SEGRO’s help, this service reached over 800 local victims last year and also received the Queen’s Award for Voluntary Service.

The judges said: “This partnership had achieved transformational change and great results for the charity. It has had an enormous impact on clients and the services the charity is able to provide. It demonstrates innovative thinking by the charity, community and partner to achieve sustainable results. The depth of the partnership with the company was impressive.”

A major stakeholder in Berkshire for more than 90 years, we are committed to supporting local causes, not only through financial contributions but through the donation of time and sometimes also business space. Berkshire East & South Bucks Women’s Aid is a local charity which supports victims of domestic abuse from across Windsor, Maidenhead, Slough and South Bucks.

•   67 families resident within its 3 safe houses

•   54 male victims

•   106 children within the safe houses who received therapeutic support

Fit for the Future

In March 2011, IQ Winnersh near Reading hosted the sixth annual Wokingham Borough Community Conference.

With Michelin-starred chef Alan Murchison, TV-am’s Lizzie Webb and Olympians Debbie Flood and Helene Raynsford leading the way, this year’s Wokingham Borough Community Conference was a showcase for the exciting and innovative ways Wokingham borough is getting ‘Fit for the Future’.

The conference took place in the hi-tech surroundings of the 1020 Building at IQ Winnersh which was chosen to reflect the reality of Wokingham as a forward-looking place where innovative, multinational businesses are coming together with local communities and service providers to improve the quality of life for all residents.

The conference focused on how the borough is becoming a more sustainable place to live with a healthy population and a strong business sector. It also highlighted the contribution young people make to society and looked at ways in which all children can be given the best start in life. Neil Impiazzi, Partnerships Development Manager at SEGRO, was pleased to speak at the event.

Lizzie Webb and her charity, Body Rocks, are now running keep fit classes at IQ Winnersh.

Charity begins at home for Berkshire

Berkshire charities joined forces at IQ Winnersh near Reading in February to promote the need to support local initiatives and develop plans to strengthen their success through collaboration with socially-responsible businesses around the region.

While charitable support is often generated for national charities, the meeting aimed to highlight the need for local businesses to support community groups and organisations to continue their work with the elderly, young people, those with disabilities or living in deprived areas.

“Vibrant and thriving charities and voluntary groups are vital to Berkshire,” said Andrew Middleton, chief executive of Berkshire Community Foundation, which has been established to build Community Capital Funds to help small voluntary groups working to tackle the grassroots needs of the community.

The event, named ‘Joint Problems, Joint Solutions’, was led by the High Sheriff of the Royal County of Berkshire, Lady Stevenson, and included presentations from BBC Radio Berkshire, Citizen’s Advice Bureau, SEGRO and Oracle.

Hosted by SEGRO at Building 230, it saw attendants discuss how charitable giving helps companies and communities, debate the impact of recent changes to the law and engaging with the media, and address concerns that the majority of funds raised locally is spent elsewhere as many consider the area to be affluent.

“I hope this event has sown the seeds of how we can work together to build the sustainability and strength of these groups,” added Middleton. Attendees were also able to mingle and meet each other at a special ‘speed-networking’ session organised by Wokingham Cultural Partnership.

Following this community event, SEGRO has  provided pro-bono property advice to a charity in Farnborough and provided furniture to a charity in Reading. We are also providing office space to the Alexander Devine Children Hospice Service, which provides care to children in east Berkshire and plans to raise enough funds to build a local children’s hospice.


Royal reward for women’s charity

Gerry Lejeune, Director of Berkshire East & South Bucks Women’s Aid, was presented with an OBE in the New Year’s Honours list.

The charity is based on our Slough Trading Estate, where we provide them with space that has enabled them to support four times as many victims of domestic violence, thanks to improved facilities.

Berkshire East & South Bucks Women’s Aid, which focuses on combating domestic violence, had significant success in 2010 but the Order of the British Empire (OBE) was the icing on the cake for Gerry Lejeune and her team.

“I was absolutely thrilled and amazed,” said Lejeune. “Having to keep the news secret from everyone was very difficult!”

Lejeune believes the charity can thrive in the future, explaining: “We have an outstanding team and, together, we are going to do everything we can to support the many victims of domestic abuse who desperately need our help.”

Our partnership with the charity has also been shortlisted by the Institute of Fundraising for the Best Business-Charity Partnership Campaign Award 2011. Since December 2008, we have provided the charity with space on the Slough Trading Estate, at the same time as engaging with the charity to offer business support and advice. Over 800 clients have been supported by the new independent domestic violence advocacy and outreach team and the charity has been able to raise more awareness of the impact of domestic abuse.

Other recent awards for the charity include the Queen’s Award for Voluntary Service, the President’s Award and the Team of the Year Award at the Children & Young People Now Awards 2010, as well as the Platinum Award in the Slough Quality Protects programme.

Hollywood heads to Farnborough

As thanks for the use of IQ Farnborough, 20th Century Fox donated £1,000 to our Charity of the Year 2010, ActionAid.

Superheroes advanced on IQ Farnborough after the business location was chosen by 20th Century Fox to film its latest X-Men movie – and eyes were peeled for the sight of ‘Magneto’ or ‘Professor X’ strolling around the 125-acre site.

The business park is no stranger to film and television, having been used in recent years for filming of ‘Lewis’ and ‘Top Gear’ and, most recently, the current VW Polo TV commercial – but the arrival of the crew for ‘X-Men: First Class’ has seen it make a transition to the big screen.

Filming of the Hollywood blockbuster, based on the famous Marvel Comics characters, took place inside the wind tunnel in the old airport buildings of the Historic Quarter on the business park. The film was released on 3 June.

High-profile new developments

In recent months, we have revealed our development plans for Slough Trading Estate and IQ Winnersh, and the green light has been given for a major expansion at IQ Farnborough.

On the Slough Trading Estate, an imaginative new plan is underway to create a major mixed-use development stretching from the Bath Road along Leigh Road to the Estate centre. The plan will create two new traffic-free plazas incorporating offices, two transport hubs, two hotels, convenience shops, restaurants, cafés, a conference centre, leisure facilities and the skills and training centre, Slough Aspire. The new plans are set to create 4,000 new jobs and contribute an additional £100 million to Slough’s economy.

Award-winning architectural practice EPR is responsible for the design of the new high-profile development that will face the spectacular restored airship hanger, part of the site’s original heritage architecture. Student awards raise the profile of women in business

SEGRO is proud to support women in business and, at IQ Winnersh near Reading, the next generation of promising women were put through their paces for the Association of Women in Property’s Student Awards 2011.

The judging panel, which included Kate Dean, our Regional Director of Offices, drew up a regional shortlist of candidates for this year’s awards.

The second-year university students, from built environment-related courses, spent the day at IQ Winnersh, where they were interviewed by the judges. Each of the ten regional winners will be awarded £300 prize money and go forward to battle it out for the overall national winner who will be chosen later this year.

Kate, who takes an active role in supporting the development of professional women, said: “Despite there being roughly equal numbers of men and women in the workplace, figures show that far fewer women than men advance to become senior managers. It’s an important issue and I’m all in favour of supporting those who aspire to progress to the top of their profession.”

A recently-published report by Lord Davies highlighted the need for companies to increase the number of women on their boards, whilst a separate study by Cranfield School of Management reported that women account for just 12.5% of all FTSE 100 directorships and just 5.5% of executive directors. At the same time, there is evidence that companies with greater senior diversity make better business decision.
